I write this review still living in this home and legitimately fearing that the company will attempt to exact some form of retribution for this review, but I couldn't live with myself if I didn't warn other tenants considering a Green Light property to run very rapidly in the other direction. This is not a company you want to be doing business with.

I called him and two other local property management groups to see what was available for an immediate relocation as I was only working with two weeks of lead time, and the Green Light team was the only group to get back with me in short order.

UPDATE: I have now moved out of the home and am fighting from multiple states away to get my security deposit back. I am almost a week past the 30 days Georgia law allows for them to return a security deposit and no sight of my money. The property manager Cynthia claims to have sent it out but has no receipt or tracking number to prove it. They have also been unresponsive to my requests for proof that my funds were put into escrow properly when my lease was started, which I am again entitled to per Georgia laws. Extremely worried.

Beware. Run away as fast as you can. This property management company is shady. They are unable to keep their owners portal up to date, are constantly late on paying owners payments, do not provide estimates for work done and do not perform periodic inspections of your homes. I filed a Better Business Bureau complaint against them to which they did not respond. Cynthia Jenkins and Andrew Maxwell are the worst and constantly have excuses as to why they are unable to perform any services requested despite never being in the office. Andrew does not take the time to research the information being provided to him by his office manager Cynthia and this is his biggest downfall. Cynthia is a liar and will promise anything to get you off the phone. Because of their lack of followup one of my tenants was without heat in December for 10 days or more. I would not recommend this company to my worst enemy. As stated by other reviewers coordination and communication are horrible. Do yourself a favor and find another property management firm. It will save you great headaches in the end.

It didn't stop there - I called to inquire after the fact about switching cable and other utilities over to my name from out of state prior to my move, and Andrew walked me through exactly who I would need to contact to get the best and quickest service which was a boost of confidence as dealing with utility companies can be a pain!

Also, notice the appearance of multiple 5 star postings exactly a month ago (one from the owner himself) after all negative reviews spaced out evenly and believably prior to that. Interesting.

I just wanted to say thanks to Andrew. Ever since he took over management of our houses in Augusta, we have seen incredible growth in occupancy as well as expense control we have not experienced with any other companies in your industry. I would wholeheartedly recommend Green Light Augusta for any single family home owner interested in increasing their cash flow and property value.

I really wish I could give this company zero stars. The one positive experience I have had with this company was with a property manager who I found out was no longer with the company a week before I moved into the home from states away. Since then it has been a nightmare. Coordination and communication have been terrible. Sometime between the old property manager leaving and the new one coming in they completely lost track of the fact that I was moving into one of their homes. No walk through was done and we arrived to a complete infestation with bugs and mouse droppings everywhere, filth and poor repairs throughout the house from a previous tenant obviously trying to dodge damage fees. We also had no running water, a broken banister railing that my child could fit through (which are still not fixed months later), carpet tacks sticking up through the floor and poking our feet, a disgusting oven, unidentifiable splatter all over the kitchen and bathrooms, water damage around the shower, and more.

Overall an awesome company to rent from, they really go above and beyond the call!

They immediately send me photos and leasing rates and terms on several homes coming available this Fall, and I was able to walk through two of the ones I liked that week when I made a trip to town.

I was able to sign a lease a week after my initial phone call, which gave me more than enough time to get the rest of my move in order!

The property manager promised to let us live there rent free until the issues were resolved, and then later tried billing us from the first day. I had to get the post housing office on a phone call with the owner to try to resolve the issue. We came to a tentative compromise and he said that he would review a document I made detailing the timeline of events and his property manager's promise to see if he did in fact agree that she misrepresented the rent issue and eliminate the charges. Fast forward a month later and I still have not heard from him, and now I log in to my account to pay my rent only to find 13 days worth of daily late fees have accrued and they are still trying to charge me for days I was told I was rent free. The worst part is I really have no choice but to pay since they can just destroy my credit with a single late payment right as I am preparing to buy my first home.
